  1. oh yeah, and El Bee, if you're short on material, keep in mind those condo/hotel units that are part of MGM that I showed you!

Would really like to get your take on those someday!

  2. I found an entire website dedicated to bad realtor photos. Many are classics -- www.lovelylisting.com.

  3. Mike,

I'll be in Vegas tomorrow, so hopefully I can get some on-the-street photos and observations.

I don't know anything about Vegas, so I don't have much to say about condos out there. But as far as investment properties go, what you have to worry about is the massive LV inventory. There is no end to the amount of people trying to rent out that glut of apartments.

And I don't see people in any mad rush to move to Vegas given their ~13% unemployment rate. Buyer beware.

  4. I have personally visited this property while on the search for the deal of the century. This photo doesn't give the place justice. You really need the exterior photo of all the peeling paint, the former stable that has been converted to a storage shed, the garage with the bizarre extension/add-on, the neon periwinkle blue kitchen, the neighborhood with the bars on the windows of all the surrounding houses, and the chat with the neighbor down the street who is restoring a former crack house to it's original beauty (and actually did a really wonderful job). The street is neat because it is one of the rare street-walks in Long Beach, but it needs a lot of work. The best part about this property is the finished attic - it's beautiful. However, I would be absolutely terrified to arrive home at night. I'm surprised you missed out on the price - it was originally listed in August, and then delisted in early fall. It just was relisted last week - a killer discount of $100 less than the original list price.
