I checked out the map and realized that I used to live directly across the street from this house during college!

The old Ralph's was AWFUL and downright scary at night. The new one is beautiful and in my opinion makes a big (positive) difference in that neighborhood. However, the bright stadium lights in the parking lot, along with the added traffic, would be a major drag.

This new Ralph's is part of a great trend in LB that I'm fond of. Have you been to the new Vons on Ocean and Termino? Just what that neighborhood needed! My ex used to live right down the street and we dreaded going to the store with their expired food and shady characters milling about outside. It got to the point where I refused to give them my business and drove all the way to Ralph's in Marina Pacifica.

I digress. Anyhow, you are right: This is not a premier address. And if they don't cut 30% immediately, I smell doom for this seller.

Even at $300 per square foot, it's still not worth a penny more than $470k.

Thanks for commenting. I'd love to hear more from the trenches.el beehttps://www.blogger.com/profile/14187665973956068496noreply@blogger.comtag:blogger.com,1999:blog-5140004705538204727.post-76646798172764653382008-06-22T08:37:00.000-07:002008-06-22T08:37:00.000-07:00I rent with my wife in Carroll Park and we are fam...I rent with my wife in Carroll Park and we are familiar with this area. Here are two other things about this insane asking price:

First, about three houses up the street there is a bright and crowded full-size Ralfs supermarket. Its not unusual for shopping carts to be rolling down that street. Not what I consider a premier address...

Second, a couple houses down someone is selling for in the low 600s (which is still too high given the $/sqft).

This listing makes me wonder who is to blame regarding the clueless listing price, the realtor or the seller? This house will not come close to selling at 900k.Eddiehttps://www.blogger.com/profile/16771502700412213304noreply@blogger.com
